| Shopping Centers, not forgotten at BMP |

| BMP, together with the ICSC and the AECC, has designed two sessions on Shopping Centers.

| BMP is aware of the importance that Shopping Centers have nowadays. For this reason, together with such prestigious institutions as the International Council of Shopping Centers (ICSC) and the Spanish Association of Shopping Centers (AECC), it has designed two spectacular sessions at the BMP?s Symposium on this matter. In one of them it will be presented the latest novelty coming from the US, namely the Lifestyle Centers. The session will answer questions such as what are the main characteristics of this kind of mall, how it works for consumers, retailers, owners and investors, and what future can be forecasted. ICSC will also organize another session explaining why investors like retail. In the U.S., according to the National Council of Real Estate Investment Fiduciaries (NCREIF), the retail real estate category had an annual return of 13.7% last year, the highest of all commercial property types. This session will try to answer what kind of benefits investors find by directing their capital towards this type of business, what make investors choose one shopping center versus another or if this favorable returns will continue.
